The auction process actually gives sellers control over the sale process, even in a buyer’s market.  Here’s a snapshot of how it works:

1. A firm sale date is chosen. This creates a sense of urgency among prospective buyers.

2. A compelling minimum floor price is set. This is where the bidding starts and there’s an unlimited upside potential.

3. Auction terms and conditions are determined. Each bidder complies with the same ground rules creating a fair and completely transparent process. In the end it’s all about the money. Whoever wants to purchase your home has to compete and be the top bidder.

4. An aggressive advertising and marketing program is executed. This shines a spotlight on your home and encourages prospective buyers to get prepared for auction day.

5. On auction day, competitive bidding takes the sale price as high as the market will bear.

6. Closings are within 30-45 days.  The auction purchase agreement has no contingencies for financing or repairs, enabling a hassle-free closing with no further complications or negotiations.

7. The commission is paid by the buyer through a Buyer’s Premium.  This is an auction term that is fully disclosed and advertised to all prospective bidders.  It is an additional charge that is added to the high bid to equal the total sale price.
